Items for discussion will include; Update on our Business Plan, voting on proposed changes to our constitution, and a presentation on the estate’s financial model (including leaseholder service charges) There will be opportunities to ask questions and to let us know your views. We are a resident led organisation, set up to manage the Wellington Mills Estate on behalf of the freeholder, the London Borough of Lambeth. We are responsible for estate services such as; Cleaning, Caretaking, Grounds Maintenance, day to day repairs,Tenancy and Leasehold Management functions. The organisation, established in 1976, takes a huge amount of pride in the stock we manage. The estate consists of 138 dwellings (77 leasehold, 61 tenanted) and 94 Garages, set among attractive communal grounds and gardens, with a local office situated conveniently on the estate.
A TMO is created when residents (tenants and leaseholders) in a defined area of council or housing association homes, create a corporate body and typically elect a management committee to run the body. This body then enters into a formal legal contract with the landlord of the home, known as the management agreement. The management agreement details precisely which services are managed by the TMO on behalf of the landlord. The extent of the delegation of service can vary enormously, particularly between small and large TMOs, but may typically include day-to-day repairs, allocations and lettings, tenancy management, cleaning and caretaking, and rent collection. The TMO's operations are mainly funded by the management fees payable by the landlord under the agreement. The TMO can take a number of legal forms. Registered TMOs may be a co-operative, or set up under corporate law. Some 'guide TMOs' provide support to community groups interested in the concept. The work of a TMO may touch and overlap with that of an Arms-length management organisation (ALMO).

We are in the process of preparing for the new General Data Protection Regulations (GDPR) to be enforced on the 25th of May 2018. It involves extra awareness towards the collection, processing and storing of personal data.
Residents would have noticed that there are currently major works being carried out on the estate. This is part of Lambeth’s Housing Standard improvement programme and is expected to last for 12 months.
Wellington Mills Coop manages properties through a Management Agreement on behalf of Lambeth Council, hence their Privacy Notice/Statement includes and covers our operations. It relates to why and what personal data is collected and how it is used and stored.
